Calculating Net Developable Area

The subdivision of land in Ballarat West must follow the process below when calculating the Net Developable Area and Development Contributions.

Process for calculating the Net Developable Area and Development Contributions in Ballarat West

All completed forms must be sent to growthareas@ballarat.vic.gov.au 

  • NDA Form Part 1 to be submitted as part of the permit application showing the amount of land distributed to the proposed uses and all stages of development.  

    Submission of the form at permit application stage is determined by the application requirements in section 3 of Schedule 2 to the Urban Growth Zone in the Ballarat planning scheme.  

  • A further NDA Form Part 1 to be submitted when lodging a plan of subdivision for certification of each stage that is the subject of the approved planning permit. The form must also include the NDA for all future stages of development including any variations from the original NDA Form. 

    Submission of the form at certification stage enables Council to forecast any money that is to be received or credit to be refunded. This form also enables the Council to provide an indicative Development Contributions Schedule.  

  • NDA Form Part 2 to be submitted no more than 21 days prior and no later than 7 days prior to the Statement of Compliance (SOC) and signed by a licensed surveyor for each stage of subdivision. 

    Submission of the form at Statement of Compliance stage enables Council to issue a prompt and accurate final Development Contributions Schedule outlining the DCP obligations payable for the Development Infrastructure Levy and Public Open Space.
