Reviewing the built form of Bridge Mall
Consultation has now opened for the community to provide feedback on the future scale of development within the Bridge Mall Precinct.
This Built Form Framework aims to retain the existing heritage character of the area whilst supporting a lively precinct with an appropriate scale of urban development.
Built Form refers to the height, volume and overall shape of a building as well as its design and appearance.
This framework will also incorporate buildings within Grenville Street, Curtis Street, Little Bridge Street and Humffray Street South.
Currently the existing built form controls that apply in the area are out of date, having been implemented and not changed since 1997. To re-align the intent for the area, the plan has been reviewed and is now ready for the community’s feedback.
The Design Development Overlay within the planning scheme guides and controls development outcomes. However, the current planning control is out of step with The City of Ballarat’s Bakery Hill Urban Renewal Plan which encourages an increase in dwellings and population, close to public transport, shops and services.
The overarching purpose of this project is to support the City of Ballarat’s strategic vision for the Bakery Hill area to be a thriving, complete neighbourhood.
As part of the review, the City of Ballarat has also engaged heritage consultants to review current heritage provisions within the Ballarat Planning Scheme to ensure that new development respects and enhances the heritage character of the Bridge Mall and Bakery Hill Precinct.
City of Ballarat Mayor, Cr Des Hudson said Bakery Hill can set a standard for urban renewal which fully embraces the unique heritage canvas.
“This consultation will help us to understand the current conditions within the Bakery Hill area and make recommendations for changes to the planning scheme to facilitate urban renewal opportunities within our city,” he said.
“The renewal of Bridge Mall Precinct can underpin the creation of a thriving, connected and distinctive place for locals and visitors alike.”
