Planning Delegated Committee Meeting | December 2024
At the monthly Planning Delegated Committee Meeting on Wednesday 4 December, Ballarat City Council considered three agenda items:
Heritage overlay for the former Price’s Grocery, 202 Lyons Street South, Ballarat Central (C258BALL)
Ballarat City Council received a report from officers on the Heritage Overlay for the former Price’s Grocery.
The City of Ballarat has been progressively identifying buildings and places of historical significance to the people of Ballarat through the Heritage Gaps Review Program.
It was resolved to advise the Minister for Planning that a heritage assessment has been undertaken for 202 Lyon Street South which identified the building as having local heritage significance.
The Planning Delegated Committee therefore resolved to move to the next step by seeking authorisation to commence a Planning Scheme Amendment to apply a Heritage Overlay to the building.
Heritage overlay for the former McGrath blacksmith and residence, 2172 Ballarat-Maryborough Road, Ascot
Ballarat City Council received a report from officers on the Heritage Overlay for the former McGrath blacksmith and residence.
This property was also identified to be of historical significance to the people of Ballarat through the Heritage Gaps Review Program.
It was resolved to advise the Minister for Planning that a heritage assessment has been undertaken, and 2172 Ballarat-Maryborough Road, Ascot has been identified to be of local heritage significance and seeking authorisation for the Planning Authority to prepare a Planning Scheme Amendment to apply a Heritage Overlay to the building.
PLP/2022/718 112 Sim Street Black Hill
Ballarat City Council received a report from officers regarding the planning permit application to construct 37 two-storey dwellings at 112 Sim Street, Black Hill.
Council endorsed the planning application for the development on several conditions, including:
- Amended plans are required to be submitted and approved by the responsible authorities.
- Landscape plan to be submitted to the satisfaction of the responsible authority, and landscaping completed before dwellings are occupied.
- The developer must undergo an audit to assess the landfill gas risk.
- Environmental Management Plans, Construction Management Plans and relevant documents must be submitted to the satisfaction of the responsible authority.
- Common accessways and car parking plans must be submitted.
- Stormwater strategies, along with drainage plans and computations for each stage must be submitted to and approved by the City of Ballarat.
- Among other conditions.
